The sheeting on an industrial roof is long-lived, and a metal or fibre-cement roof can serve for thirty years or more. What ages faster is everything holding it together and draining it. The fixings that hold the sheets down corrode, the sealed laps between sheets open up, and the sealant around penetrations perishes, long before the sheeting itself is spent.

The rooflights and the gutters are usually the first to cause trouble. Older rooflights craze, discolour and crack, letting in both water and, over a big roof, a surprising amount of heat loss. The long box and valley gutters that carry the water off a large-span roof block, corrode and overflow, and because they run the length of the building, a failure there floods a lot of floor. Addressing these in good time is what gets a full working life out of the roof.

Age alone is not the whole story either. A roof of the same age on a coastal site, or over a process that puts heat, moisture or fumes into the roof space, will weather faster than one on a sheltered inland unit. Part of a good survey is reading how the building itself has treated the roof, not just how many years are on it.

On a roof measured in thousands of square metres, cost is dominated by area, system and access. Working safely at height on a large-span roof, often over a live operation, is a real part of the job, and it is priced honestly rather than hidden. The biggest single factor, though, is usually the scope, because a targeted repair and overlay programme costs a fraction of a full strip and recover.

It is worth saying plainly that the cheapest-looking quote is rarely the cheapest roof. On a large-span building, an under-specified repair that fails in a couple of winters costs far more than doing it right once, in both money and disruption to production. Phasing matters on cost too. A large roof rarely has to be done all at once, and where budgets are tight we can plan the work in stages across financial years, tackling the worst areas first and spreading the spend, while keeping the whole roof watertight throughout. Over-roofing, sometimes called overcladding, fits a new roof system over the top of an existing one that is structurally sound but weathering. On a large industrial building it is often the most practical option, because it avoids the cost, waste and disruption of stripping thousands of square metres of old sheeting, and the operation below carries on largely undisturbed while it is done.

It is not right for every roof. Where the existing deck is saturated, the structure will not take the extra load, or the roof is too far gone, a full strip and recover is the honest answer, and we will say so. Where over-roofing does suit, it can add decades to a building's roof for considerably less than a full replacement, and it is well worth considering on a large industrial roof that is tired rather than finished.

Loadings are the first thing we check before recommending an over-roof. A new system, insulation and fixings add weight, and the existing structure has to be able to carry it safely, so a structural assessment is part of the survey. Where the frame allows it, over-roofing is often the smartest option on a large industrial building; where it does not, we say so plainly.
