Southside Roofs and What They Need

The defining southside roof is period natural slate on a steep Victorian or Edwardian pitch, and its weak points are familiar to us. The valleys between slopes, the lead flashing around the chimney stacks, and the hidden parapet gutters behind the front walls of the red-brick terraces of Rathmines, Ranelagh and Rathgar are where these roofs almost always leak first. The slate itself can last a century, but the fixing nails corrode long before that, so slipping slates on a sound roof, known as nail sickness, are a classic southside call.

The chimneys are central to southside roofing. The period homes carry tall, handsome stacks whose lead and mortar have often not been touched in decades, and a leaking stack is one of the most common causes of the damp that appears on a southside chimney breast. The 1930s to 1950s homes of Crumlin, Drimnagh and Walkinstown are a different roof again, with hipped concrete-tile and slate roofs now old enough to need re-bedding, refixing and, in places, full renewal. The leafier homes of Milltown, Dundrum and Rathfarnham bring their own mix of slate, tile and roofline work. Access on the southside is gentler than the city centre but still matters, with tall three-storey terraces and mature front gardens shaping how we reach a roof. The southside's many converted period homes add a particular kind of work, because so many of the large old houses of Rathmines, Ranelagh and Ballsbridge have been divided into flats or offices over the years. That means roofs shared between several owners or tenants, rear-return flat roofs added at various times, and the kind of coordinated access and clear reporting that shared buildings need. Mature trees are a genuine factor on the leafy southside, and they shape the roofing. The heavy tree cover of Rathgar, Terenure and Milltown drops leaves that block gutters and valleys and holds damp and moss on north-facing slopes, so gutter clearing, valley maintenance and dealing with moss are more common here than in more open areas. Keeping these fine roofs clear is part of keeping them sound.
