North County Roofs and What They Need

The single biggest factor on a north county roof is the wind, and it shapes every repair. Along the exposed coast from Malahide through Portmarnock, Rush and Skerries, slates and tiles that are not well fixed simply lift, and the ridges and hips take the brunt of it. Re-bedding and mechanically fixing ridges, and refixing slipped slates and tiles securely, is constant work here, and it is why we fix things down more thoroughly than an inland job might need. Salt is the other coastal enemy, and it works quietly. It eats at the mortar in chimneys and ridges and corrodes lead flashing faster than inland weather, so chimney and lead work is a staple of north county roofing. On the older homes of the harbour towns and Balbriggan, keeping the lead and mortar sound is what stands between the house and the weather.

Guttering takes a beating here too. The heavier, wind-driven rain of the coast overwhelms tired or undersized gutters, and once they overflow they soak fascias and walls that are already weathering hard. The newer estates of Swords, Donabate and Portmarnock bring their own work. Their roofs are younger, but the same coastal exposure works at them, and the developer-grade fixings and flashings on some estate homes do not always suit how hard the wind blows out here. The pace of building in the north county means a lot of the housing is relatively young, and with it comes a specific kind of work: putting right roofs that were built quickly during the boom years.
