South County Roofs and What They Need

The coastal homes of the south county are its finest roofs and its most exposed. On the seafront and hillsides of Dun Laoghaire, Blackrock, Monkstown, Dalkey and Killiney, natural slate roofs with valleys, parapets and handsome chimneys take the full force of the wind and salt off Dublin Bay. Slipped slates, corroded fixings and salt-worn lead and mortar are the common calls here, and matched slate and careful lead work are what keep these grand old homes sound.

The chimneys on the older coastal and suburban homes are a staple of our south county work. Tall period stacks, often exposed to the sea wind, weather at the lead and mortar and leak into the rooms below, so chimney repairs, repointing and fresh lead are constant work from Monkstown to Foxrock.

The big estates of Tallaght, Firhouse, Templeogue and Knocklyon are a different roof entirely. Their concrete-tile roofs went up in the same decades and, like the west's estates, are now reaching the end of their life together, so re-bedding ridges, refixing slipped tiles and, increasingly, full re-roofs are the pattern there. The sheer spread of the south county, from seafront to foothills, means the weather itself varies across it, and so does the roofing. The exposed coast and the higher ground toward the Dublin mountains around Stepaside and Ballinteer both take more wind and rain than the sheltered pockets in between, so exposure is something we read for each individual home rather than assuming from the address.
